01Your entry roadmap
Preparing for a Singapore real estate career involves two parallel decisions: meeting the course, examination and registration requirements, and finding a working environment that fits your goals and available time.
You can learn about teams while preparing. Passing the examination does not itself authorise estate agency work; the registration stage still matters.[1][5][6]
| Stage | Action | Useful outcome | Check |
|---|---|---|---|
| 01 · Assess your plans | Review eligibility, available study time, family commitments and startup budget. | A realistic time and cost checklist. | Course entry and final registration are separate checks.[5] |
| 02 · Choose a course | Check the current CEA Approved Course Provider (ACP) list. | A clear course schedule and applicable syllabus. | Verify the provider rather than relying on advertising.[2] |
| 03 · Prepare systematically | Study concepts, use sample questions and review mistakes. | Topic notes, an error log and practice records. | Practice should build understanding, not memorised answers. |
| 04 · Apply and sit | Follow the current examination application instructions. | Confirmation and a pre-exam checklist. | Course completion does not guarantee a place at the next sitting.[2][4] |
| 05 · Compare teams | Meet Leaders and compare mentorship, costs and working arrangements. | Written notes that support a considered choice. | A team, an estate agent (EA) and CEA have distinct roles. |
| 06 · Register and start | After passing and meeting the criteria, apply through a licensed EA; confirm approval. | Valid registration and a personal starting plan. | An exam pass is not a licence to practise.[5][6] |
02Choosing a course
Start with a CEA Approved Course Provider (ACP). KFD recommends exploring the RES course at Life Mastery Academy (LMA), which is on CEA’s current ACP list. The course builds your examination foundation; your Leader and team shape the practical development that follows.[2][7]
Before enrolling, confirm the intake, class schedule and applicable syllabus. Check LMA’s official course page for current fees, available funding and classes.
Kevin’s assistant Bernice can help you navigate LMA RES course enquiries, entry preparation and next steps.

The point of practice is to explain the correct reasoning and eliminate the alternatives. Use the official syllabus and samples to define the scope, supported by legitimately obtained course materials. Treat unverified answer lists critically.
| Phase | Focus | Leave with |
|---|---|---|
| Map the syllabus | Separate concepts, processes and calculations. | A topic map and unfamiliar terms. |
| Practise by topic | Understand the rule before answering similar questions. | The topic, reasoning and supporting reference. |
| Review errors | Separate knowledge gaps, missed conditions, calculation and timing errors. | A classified error log and your own explanation. |
| Mix and time practice | Work independently across topics and case questions. | Timing records and repeat problem areas. |
| Prepare to sit | Revisit recurring errors and check your examination notice and travel. | A practical pre-exam checklist. |
| Question/topic | Why I missed it | Reasoning to check | Next action |
|---|---|---|---|
| Process example | Reversed the order. | Verify the source and draw the sequence. | Explain it aloud without the answer. |
| Calculation example | Missed a unit or condition. | Write the inputs, formula, units and checks. | Try the method with different numbers. |
| Case example | Answered intuitively. | Identify the rule and compare each option. | Explain why the alternatives are wrong. |
This is study guidance, not an official preparation duration, prediction of examination questions or pass guarantee. See the current official syllabus and samples.[3]
04Choose your growth environment
Choose a Leader, and you choose your professional growth environment. The questions you encounter, the methods you observe and the collaboration you participate in shape what you can learn.
Choosing a Leader and choosing a team are one decision. Rather than relying on repeated promises of hands-on coaching, examine the Leader’s depth of thinking, real business experience and ability to turn that expertise into systems the team can use.
A promise expresses intent. Evidence and working systems show delivery capability. A strong environment exposes you to thoughtful property decisions, real business and meaningful collaboration.
| Dimension | What matters | Look at the work |
|---|---|---|
| Culture and collaboration | Whether members share judgement, cooperate on listings and support viewings rather than work in isolation. | Observe a real team discussion or joint activity and how members work through a problem. |
| Property knowledge and depth | Whether location, product, pricing, customer needs and ownership risks form a coherent judgement. | Use a public listing or project: ask who it suits, who it does not suit, and why. |
| The Leader’s values | How client interests are balanced against a quick transaction, and how uncertainty is handled. | Ask about a case where the advice was to wait, change direction or not buy. Listen to the reasoning. |
| Personal and team performance | First-hand experience and whether capability extends beyond one high performer to other members. | Review verifiable results by year and property segment, distinguishing individual, team and member-development evidence. |
| AI, new media and execution | Whether technology supports listing information, research, shortlisting, viewing preparation, content and follow-up. | Look at working property websites, client materials, viewing preparation and published media, and how they connect. |
Ask to see one complete workflow.
Follow a property from information gathering and price comparison through client shortlisting, viewing preparation, media and follow-up. Which tools and processes already work, and which can members actually use? A real demonstration tells you more than a claim to be AI-driven.
A strong personal sales record is not the same as a transferable system. Look for experience translated into methods the team can participate in, learn and keep using.

Can I practise immediately after passing RES?
No. Meet the registration requirements, apply through a licensed EA and obtain valid registration before undertaking estate agency work requiring registration.
Can I meet a Leader before enrolling?
Yes. Explore career and team fit while planning your studies. A meeting does not replace course, examination or registration requirements.
Is a question-practice class an approved RES course?
Not necessarily. Verify the provider and course separately, including the status and cost of additional coaching.
How should I choose a Leader and team?
Examine culture, property expertise, values, verifiable individual and team results, and whether AI and media systems are actually in use.
Does KFD guarantee an exam pass or income?
This guide gives no pass, lead, transaction or income guarantee. Verify requirements and understand the support before deciding.
